What is a Home Energy Audit

A Home Energy Audit is the first step in making your home more comfortable and lowering your utility bills. We offer three levels of energy audits for homeowners including a Quick Home Energy Check-Up, a Comprehensive Home Energy Audit, and a HERs Rating/Energy Audit. The type of audit that is right for you generally depends on your goals for energy efficiency improvement as a result of the audit. These types are:

  • Quick Home Energy Check-Ups are great options for homeowners looking to get a better understanding of their home’s inefficiencies and to identify low or no cost ways to reduce energy usage.
  • Comprehensive Home Energy Audits are our most popular option and are designed for homeowners who have a troubling comfort issue in an area of their house or want to do improvements that will yield a significant reduction in energy bills. This inspection includes all of the inspection services in the Quick Home Energy Check-Up as well as diganostic testing with a blower door, Infrared camera, and Combustion Appliance Tester. This level audit is required for qualification for rebate programs through the Maryland Energy Administration and the local Utilities.
  • HERS Ratings are best suited for clients that are buying or selling a home. This is the rating system that is used to qualify new homes for the Energy Star program or existing homes for Energy Efficient Mortgages (EEMs). The inspection process is the same as the comprehensive energy audit, but you will receive a report listing the energy features of the house and a certificate that verifies the efficiency of your home through the Residential Energy Services Network (RESNET).

Quick Home Energy Check-Up

This is our most economical option for homeowner’s on a budget. The Quick Home Energy Check-up focuses on a visual walkthrough of the home both inside and out for potential improvements to systems that use energy or affect energy use. This option is best suited for homeowners who are looking for a better understanding of their home energy use but are not ready to make any major upgrades or improvements.

Some of the areas that are inspected include insulation levels in the walls, floor, and attic; visual inspection of air leakage pathways; HVAC System components; visual inspection for duct leaks and duct insulation; and a review of major appliances and lighting.

The inspection takes about 1 hour to complete and at the end your auditor will review their findings and explain any key problem areas that they found in your home.

The Quick Home Energy Check-Up Includes:

  • A Visual Inspection of energy related systems on the Interior and Exterior of the Home
  • A List of Recommended Energy and Durability Improvements

This audit is FREE for Potomac Edison Customers but cannot be used when applying for rebates for projects like adding insulation, air sealing, or HVAC replacement.

For homeowners who want to make their home more energy efficient and comfortable and are ready to complete improvements to their home like adding insulation, air sealing, and duct sealing. This audit will give you a detailed plan for upgrading the efficiency of your home through low-cost/no-cost improvements and cost effective building upgrades with pay back periods less than 5 years. This level of audit is required for homeowners who want to take advantage of the additional rebates offered through the Maryland Energy Administration (MEA) and local Utilities for performing energy efficient upgrades to their homes.

Our BPI compliant Comprehensive Home Energy Audit begins with the visual inspections in the Quick Home Energy Check-up, but also includes extensive diagnostic testing of key building systems to verify that your home is efficient, healthy, and safe for your family. The audit inspection typically takes between 3 to 4 hours to complete and you receive the home energy audit report within 1 week.

A Comprehensive Home Energy Audit Includes:

  • A Visual Inspection of Insulation, HVAC, Appliances, and Water Management systems on the Interior and Exterior of the Home
  • A Blower Door Test to Identify Air Leakage Throughout the Home
  • An Infrared Camera Inspection to identify areas with missing or no insulation
  • Combustion Safety Testing on Gas Water Heaters, Furnaces, and Stoves
  • Ambient Carbon Monoxide Testing
  • A Full color report with infrared and digital pictures of problem areas, utility bill analysis, and estimated savings from recommended improvements
  • Post-Upgrade Inspection of Improvements with Blower Door Testing after work is completed by Atlas Home Energy Solutions or Other Contractors

Subsidies and rebates for this type of audit area available through all of the major utilities (Potomac Edison, PEPCO, and BGE) in addition to local rebates and state wide rebates from the Maryland Energy Administration (MEA)

Can I schedule an Infrared Inspection without scheduling an energy audit?

Although we can perform an infrared inspection as a stand alone service, we do not recommend this as the test is much more effective when used as part of the blower door test. If you would like an infrared inspection of your home, we would recommend scheduling a Comprehensive Home Energy Audit.

Can you complete the recommended energy improvements?

Atlas Home Energy Solutions does offer energy efficient contracting services for our auditing clients. We perform most of the work in-house including attic and wall insulation, air sealing, conditioning crawl spaces, and more. If you are looking for a specific service that we do not perform we can help by referring you to a professional in our contracting network.

What certifications should I look for in an Energy Auditor?

As energy audits become more popular, there have been a number of certifications that have developed to credential home energy auditors. Preparing for your Audit

Below is a list of things to help you prepare for your audit:

To Have Ready for The Inspection:

  1. List of Comfort and Energy Concerns - Walk through your home and make a list of any area where you feel drafts, rooms which have trouble getting warm in the Winter or staying cool in the summer, HVAC registers which have low air flow, or windows/doors which are drafty.
  2. Last Twelve Months of Electric and Gas/Oil/Propane Bills - The auditor will take a look at the past 12 months of your utility usage to determine your base load consumption for heating and cooling. You can provide a list of each of the monthly bill amounts or copies of each of the bills. This is beneficial in accurately modeling the energy usage of the home and in determining the savings associated with recommended improvements. We only need Electric and heating fuel (Natural Gas/Oil/Propane) bills, not water bills.
  3. Ensure Clear Access to Crawl Spaces, Attics, and HVAC Equipment - The auditor will be doing inspections of all the home’s crawl spaces and attics and doing testing on the Furnace and Water heater, so make sure that these aren’t blocked by boxes and are unlocked.
  4. Do not have fires in the fireplaces for atleast 48 hours before the audit and clean out any standing ash - During the blower door test, some ash can be brought into the home if a fire had been recently started in the fireplace.

General Schedule of the Audit

  1. Arrival Time - The Auditor will arrive between 8am – 9am for morning appointments and between 12pm – 2pm for afternoon appointments.
  2. Total Time - The audit should take between 3 to 4 hours depending on the size of your home.
  3. Inspection of the Exterior - of the Home for water drainage, exhaust vents and measurements for square footage, window/door size, etc.
  4. Inspection of the Inside - of the Home starting at the bottom in the crawl space or basement up to the attic.
  5. Combustion Safety Testing - Tests are performed on the furnace/boiler and gas water heater.
  6. Blower Door and Infrared Testing - This takes up to one (1) hour and will block off access through one of the home’s exterior doors. During the test the HVAC system is turned off.
  7. Clean Up and Brief Review of major findings.
  8. Payment - Full Payment for the energy audit is required after the inspection (Except for Fully subsidized Audits).

After the Audit

  1. The Audit Report is provided within one(1) week of the on-site inspection
